Leasing Consultant (Residential)

Location: Alexandria, VA

Type: 2 week to 1 month Contract | Pay Rate: $19–$22/hour

Start: ASAP

Summary:

Seeking a skilled Leasing Consultant for an active residential community. This contract role supports day-to-day leasing operations, customer engagement, application processing, and resident relations.

Key Responsibilities:

• Welcome and qualify prospective tenants using established guest card procedures.
• Track and report all telephone and in-person inquiries.
• Maintain organized guest card files and reports.
• Tour and inspect model and market-ready units; report maintenance needs promptly.
• Present community features and apartment benefits aligned to client needs; close lease agreements.
• Process rental applications including credit and rental history checks.
• Submit complete applications for management review and follow up with applicants.
• Coordinate apartment readiness for scheduled move-in dates.
• Follow up with non-converted leads; offer alternative solutions where possible.
• Complete move-in paperwork and orient new residents to the community.
• Support lease renewal efforts and follow-up on notices.
• Monitor advertising effectiveness and gather local market data.
• Process rental payments accurately and promptly.
• Draft leases and input data into Yardi or similar systems.
• Maintain updated and compliant resident files.
• Conduct and log daily property inspections.
• Distribute community notices and maintain leasing documentation.
• Track leasing/renewal activity for commission purposes.
• Support the property management team with ad hoc tasks and compliance.
• Respond to resident inquiries, coordinate maintenance requests, and follow up on service quality.
• Foster curb appeal and assist with on-site events and outreach marketing.
• Support promotional activities such as placing signage, distributing flyers, and shopping competitors.

Qualifications:

• Minimum 1 year experience in leasing, property management, or customer service.
• Familiarity with Yardi or comparable property management software preferred.
• Strong written and verbal communication skills.
• Professional presentation and customer-first attitude.
• Flexible availability including evenings or weekends as needed.
